June 18, 2014 Site Tour @Brownfield Redevelopment: Policy, Planning and Practice.

T he video above gives a sneak peak at the ongoing Phase 1 remediation for the future East Bayfront condo development on the shore of Lake Ontario in Toronto.

The tour was led by Jane McGrath, project manager of Environment & Innovation for Waterfront Toronto, and Steve Desrochers, a senior contaminant hydrogeologist with Golder Associates.

  • 23 hectares (55 acres)

  • 6,000 new residential units
  • 3 million square feet of commercial space
  • 8,000 new jobs
  • 5.5 hectares of parks and public spaces

An assortment of building materials — sand, brick and concrete — have been removed from the land, as well as some contamination from a coal gasification facility that was at one time located nearby.

One of the biggest challenges for the remediation has been working around a series of underground tie rods that support a dock wall. Divers were needed to patch holes in the dock wall that were once utilized for pressure stabilization.

An underground barrier has been constructed to separate  contaminated areas. Plus, crews will be working on a vapour barrier  around a planned underground garage.

Next up for the crew will be tackling underground infrastructure for  stormwater and hydro.

There are four condos set for the site, which require four records of  site condition. There is also expected to be two commercial buildings  and a waterfront promenade.

The site has already achieved Stage 1 LEED ND Gold certification.

Phase 2 of the project is likely to begin in July 2014. The completion date is 2022.
